I'm Kyle Weindel, a licensed real estate agent with Nettwork Global. I serve St. Louis City, St. Louis County, St. Charles County, and any market within an hour of St. Louis in Missouri.


Before real estate, I earned my doctorate in physical therapy from Saint Louis University and spent years treating patients in clinical practice. In 2015, I bought a fixer-upper in Webster Groves and renovated it on nights and weekends. I liked the work, and selling it made real money. So I bought another house. Then another. People started approaching me asking if I could help them buy or sell too, and I got my license to do it right. By 2019, real estate had outgrown the side project category, and I went full time.


I joined The Delhougne Team that year. At the time, it was the top-producing team in Missouri and a top 100 Zillow team out of 60,000 nationally. I learned the business at the highest level: pricing strategy, contract negotiation, marketing, and the operational discipline that separates a working agent from a top one. In 2024, I moved to Nettwork Global, where I was able to level up my business and create something that's client-focused and genuinely unique to the St. Louis area.


When you list a home with the average St. Louis agent, the data shows that agent sells it for 98.5% of list price. That's the MARIS market average across thousands of transactions. On average, my listings sell for 103.1% of list price. On a $400,000 home, that's an extra $18,400 in my client's pocket.


The number isn't luck. It comes from how I price a home before it goes live, how I market it once it does, and how I negotiate when offers come in. Price too high and momentum dies. Price too low and money walks. Marketing that looks like every other listing doesn't generate competing offers. Negotiating on instinct without leverage data costs sellers tens of thousands every year. I do this work differently, and the number reflects it.


I work with buyers, sellers, investors, and homeowners navigating complicated situations: estate and probate sales, inherited property, first-time purchases, investment acquisitions, and new construction. I also buy houses directly when a fast cash sale is the right fit, which gives sellers a real choice instead of a one-size-fits-all listing pitch.


The renovation work that started all of this never really stopped. I still walk a property and see what most people don't: what's structural, what's cosmetic, what'll cost real money, what won't. That perspective shows up in every offer I write and every listing I price.


Outside of real estate, I live in St. Louis, spend time with family and friends, and travel when I can. I'm direct, I'll tell you what I actually think, and I'd rather lose a deal than push a client into the wrong decision.
