Lease Terms

One year lease with monthly rent of $1,825 with the first month pro-rated.

Security Deposit

A $1,825 security deposit is required and will be returned within 30 days after move-out minus any deductions for damages.

Utilities

Tenant pays Electric, Cable/Internet, Gas, and Garbage.  Water / Sewer is a flat fee of $25 per month with possible overage charges if the bill exceeds $75 per month

Maintenance Responsibilities

Tenants are responsible for regular upkeep of the property, including keeping it clean, handling minor repairs, and maintaining appliances. Lawn care, snow removal, and pest control are also tenant responsibilities. Tenants should perform these tasks as needed to maintain a safe, clean, and well-kept environment. 

Pets

A non-refundable pet deposit of $300 is required for each pet, in addition to a monthly pet rent of $25 per pet.

Smoking

Smoking, including the use of marijuana, vaping, or any other smoke-producing products, is strictly prohibited anywhere on the property. This includes all indoor and outdoor spaces. Tenants and their guests must fully leave the property if they wish to smoke or vape.

Noise Levels

Excessive noise is defined as any noise originating from a unit that can be heard outside of it, including in neighboring units or outdoor areas. This policy is designed to maintain peace and respect the privacy of all residents. While we all  understand that the nature of the property includes shared walls, this may mean that occasional, incidental sounds are unavoidable, these should be kept to a respectful minimum. Loud conversations, music, television, or any activities that disrupt neighbors will not be tolerated.

Washer / Dryer Policy

A washer and dryer are provided in the unit for tenant convenience. While we strive to maintain all essential amenities, please note that the washer and dryer are offered as-is. In the event that either appliance breaks or malfunctions, the landlord reserves the right to decide whether or not to repair or replace it. Tenants are encouraged to use these appliances with care and report any issues promptly, but repairs or replacements may not be guaranteed.

Parking

Each unit includes one designated covered parking spot. Free street parking is also available. Additional parking options, including garage spaces, may be offered at an additional cost. Please contact Kyle for current availability and rates.
